Home Information Packs (HIPs)*

Latest News (20 May 2010): The new coalition government has announced that the HIP is scrapped but they will keep the EPC.

Under the old rules if you were selling your home you would need a HIP pack.

Under previous legislation the HIP pack must be in place before any marketing can begin. Now only the EPC is required and so long as there is evidence of commissioning the EPC the estate agent can begin marketing.

All previous customers who have bought a HIP pack can be reassured though that it still retains some value. The presence of legal searches in the pack effectively means that any buyer of your home will have to spend £200 less on legal searches when they pay their solicitor. This could be a good sales point and help sell your house.

The Property Information Questionnaire (PIQ)

Sale Statement

Official drainage and water search

Local authority enquiries

Official copy of the individual register

Official copy of the title plan
Leasehold documents etc. (if appropriate)
